Position Summary Reporting to the Chief Financial Officer, this position supports the financial management and growth of the non-seniors housing portfolio within the Retirement Concepts group of companies. The Senior Financial Analyst will work closely with the Director of Business Development to provide financial analysis and due diligence on acquisition and investment opportunities.

The Senior Financial Analyst will be responsible for all accounting, financial reporting (including year-end requirements), tax, insurance and related matters for all non-seniors portfolio assets. This portfolio currently consists of four hotels (two full-service and two limited service) as well as a variety of investments in US and Canadian real estate. The Senior Financial Analyst will ensure proper tax structuring and ongoing accounting support is determined at the time of new acquisitions to the portfolio.

The Senior Financial Analyst will also work with the Retirement Concepts Corporate Controller and the finance team to ensure consistency of reporting and compliance with policies of Retirement Concepts. The Senior Financial Analyst will also work with the Director of Business Development and Director of Hotel Operations to support budget and reporting processes for the assets in the portfolio.

1.      Production of monthly, quarterly and annual financial statements for non-seniors real estate

holdings and hotels for both internal and external stakeholders
2.      Completion of year-end reporting requirements in conjunction with external accountants
(audit or review engagements) and ensuring appropriate documentation and support for carrying
value of portfolio assets for purposes of Retirement Concepts audited financial statements
3.      Ensuring compliance with all tax requirements in all jurisdictions and reviewing on an
ongoing basis tax-effectiveness of the corporate structure for the portfolio as new assets are added.
4.      Performing reconciliation of intercompany accounts with Retirement Concepts and timely distribution of excess cash to Retirement Concepts.
  1. Assisting Director of Business Development in financial analysis of non-seniors
acquisition and investment opportunities to support recommendations to senior management. 
  1. Assisting  Director of Business Development on due diligence, including financial modeling, scenario/sensitivity analysis and lease reviews.
  2. Ensuring that all non-seniors acquisitions and dispositions are transitioned into normal
accounting processes, including budgeting and monthly monitoring of actual results against budget.
  1. Providing primary support for the Hotel Division regarding financial statement
procedures and interface with Head Office.
  1. Working in conjunction with the Director of Business Development and Director of Hotel
Operations to complete operating and capital budgets for portfolio assets.
  1. Overseeing and reconciling all intercompany loans and transactions of Hotel Group with
and Retirement Concepts.
  1. Ensuring that all non-seniors acquisitions and dispositions are transitioned into the
divisional reporting structure on a timely and accurate basis.
  1. Developing and maintaining effective working relationships with external contacts such
as auditors and tax consultants.
  1. Applying sound accounting policies including adhering to the Accounting Processes
developed for the Retirement Concept’s group of companies.
  1. Ensuring that all portfolio assets are adequately insured, including regular reviews of
coverage and ensuring that all acquired assets are properly covered
  1. Such other responsibilities and projects that may be assigned from time to time.
Qualifications 1. Professional accounting designation (CA, CGA, or CMA)
2. Ability to perform full cycle accounting function (Great Plains experience an asset)
3. Two or more years’ experience as a Financial Analyst or Senior Financial Analyst, preferably in the real estate and/or hotel sector or public practice experience
6. Experience in financial planning, policy and procedure development, plus a demonstrated understanding of financial quantitative and analytical tools and methodologies
7. Excellent decision- making and problem- solving skills
8. Superior time management and organizational abilities

10. Advanced knowledge of EXCEL and WORD
11. Excellent communication and interpersonal skills.
